The Palms at Town & Country is located on a 75 - acre site at 8268 Mills Drive in Kendall which was originally built in 1984. The property was acquired through foreclosure in 1988. The last major renovation was completed in 1990, which upgraded the common areas of the Convenience Center.

Construction recently began on the highly anticipated 400,000 square foot open-air specialty retail re-development at The Palms at Town & Country. When completed, The Palms at Town & Country's 700,000 square feet of Mediterranean themed mixed retail and 133,000 square foot Professional Arts Center will serve as Kendall's newest open air retail destination.

The specialty retail re-development will incorporate the beauty of South Florida in its open air design influenced by Mediterranean elements. Kohl's was the first tenant to recently open in "Phase II" of The Palms at Town & Country, occupying 88,783 square feet of the 397,834 square foot pedestrian -friendly lifestyle center. Additionally, the open air center will bring an unmatched depth of retail options such as apparel, entertainment, restaurants, home accessories and specialty business.

"Phase I" of The Palms at Town & Country Center, currently home to retailers such as New York & Co., Marshall's, Men's Wearhouse, Nine West Outlet, Publix, and Shaq's 24 Hour Fitness, remains open during the construction of the additional phase. This existing 292,730 square foot center underwent an expansive external renovation to match the design of its open air counterpart.

The entire project is slated to be completed by September 2010.
